LONDON Square Bermondsey

Bermondsey has become one of the capital’s most coveted riverside districts

It may be an ancient district – Bermondsey Street is more than 1,000 years old – yet SE1 is evolving and attracting new businesses and new residents as the local economy flourishes. This is no blank regeneration canvas – its labyrinthine streets are teeming with life and colour, with weathered industrial warehouses next to contemporary buildings housing design and tech studios and entrepreneurial start-ups.

The area has an unrivalled culinary map, from Michelin-starred Restaurant Story in Tooley Street with its seasonal tasting dishes, to the treasures of Bermondsey Street, including tapas bar José and Casse Croute, an acclaimed French bistro. Gastropubs The Garrison in Bermondsey Street and The Grange in Grange Road offer great food, beer and gin from local producers. For those who love street food the stalls at Maltby Street Market and Borough Market offer unusual and delicious produce from independent suppliers.

A new £220m neighbourhood, London Square Bermondsey, is taking shape within walking distance of all these attractions and is set to be the new heart and soul of SE1.

A collection of duplex townhouses has just launched as part of the first phase at The Tannery, designed by Coffey Architects. This comprises a striking new building, and the restoration and conversion of the original Tannery warehouse building, which dates from the 1920s and is a fine example of urban architecture. London Square Bermondsey will include galleries and studios for Bermondsey-based Tannery Arts plus co-working spaces for start-ups, in a collection of heritage and contemporary buildings.

The townhouses comprise a one-bedroom ground floor and mezzanine duplex in a refurbished warehouse at The Tannery, 765 sq ft in total, for £695,000 with its own ground level front door accessed through the courtyard garden, plus a two bedroom townhouse for £1,140,000 in the warehouse, and a selection of new build three bedroom townhouses from £1,250,000, all with private terraces.

Apartments start from £610, 000 and include a selection in the restored warehouse building featuring industrial styling and also contemporary new build from one to three bedrooms. All apartments have private outdoor space, either a balcony or a private terrace. Video entry and a CCTV system is integral, as part of a Secure by Design initiative and there’s also an on-site gym, equipped with the latest cardio and conditioning machines.

“Bermondsey was voted the best place to live in London

The development is the showcase scheme in a major regeneration plan for the wider Old Kent Road area, set to bring thousands of new homes, schools, jobs, parks, public areas and two new tube stations for the Bakerloo Line extension.

Rebecca Littler, Sales and Marketing Director, London Square, said “Bermondsey was voted the best place to live in London – and that must be the ultimate accolade. We are attracting buyers who love its authentic atmosphere and its great location close to the City, the West End and, of course, the river.”
